San Francisco-based Joie de Vivre Hotels has added the Coconut Waikiki Hotel in Honolulu to its portfolio. The 81-room property, three blocks from Waikiki Beach, aims to offers guests a colorful, contemporary twist on classic Waikiki style with an art deco-inspired design. Guestrooms feature free Wi-Fi, a private lanai and views of the Koolau Mountains or Waikiki. The hotel also boasts a pool area with a wraparound deck, a business center and a 24-hour fitness center.

8Hotels has taken over management of the 81-room Albany Hotel in the Melbourne suburb of South Yarra, Australia. Shabby chic meets rock star glam and a bit of French boarding house with refreshingly good service is just a hint of what to expect before stepping foot through the Manhattanesque front entrance. Uber comfortable beds, black and white mural posters plus bursts of red and lime will turn an average sleepover in Melbourne to a fun and fashionable stay.

King & Grove Hotels have been on an acquisition spree since the beginning of the year, picking up the Hotel Williamsburg and The Hotel Chelsea in New York as well as planning two hotels for downtown Los Angeles. Plus rumors that they are taking over a second Miami Beach property, The Versailles. Now King & Grove has added another NYC hotel to their stylish portfolio: Hotel Lola on 29th and Madison. The Lola is renamed King & Grove New York.

Yotel has secured $ 250 million in equity to expand it offerings in North America beyond it’s first New York massive 669-key operation. At the moment it is viewing possible locations in Boston and Chicago. Yotel, famous for its chic ‘cabin’ style rooms started with small in-terminal hotels at London’s Heathrow and Gatwick and Amsterdam Schiphol airports.

Radical UK-based hotel concept brings affordable luxury to New York.

YOTEL will launch its brand in the United States in June 2011, with the opening of Yotel New York located on West 42nd Street and 10th Avenue at Times Square West. Featuring 669 stylish cabins, this will be the brand’s first opening outside of its current international airport locations and the largest hotel opening in New York in 2011.

YOTEL, designed in collaboration by Rockwell Group and Softroom, was originally conceived by founder of YO! Simon Woodroffe OBE and realised by YOTEL CEO Gerard Greene.

Simon Woodroffe, entrepreneur, creator of the restaurant phenomenon YO! Sushi and ‘dragon’ from the UK BBC’s popular series ‘The Dragons Den’ said, “I was lucky enough to be upgraded to First class on British Airways. IFA Hotel Investments, a subsidiary of international resort and residential developer IFA Hotels & Resorts, oversees the investment in the YOTEL brand. “We’re very excited about the opening of YOTEL in New York,” said Joe Sita, President of IFA Hotel Investments. “YOTEL is different from other investments we have in the hotel sector and we truly believe it represents the future of the hotel industry. YOTEL was created by YO! founder Simon Woodroffe and YOTEL CEO Gerard Greene. The idea was conceived by Simon after he was upgraded to first class on a flight. He decided to translate the language of luxury airline travel and Japanese capsule hotels into a small but luxurious cabin. YOTEL launched as a revolutionary hotel concept in the summer of 2007, with its first location inside London’s Gatwick South terminal.  In December 2007, the brand opened its second airport location inside London’s Heathrow Airport Terminal 4, followed by its third location in the airside transit area at Schiphol Airport, Amsterdam in September of 2008. Yotel hotel chain targets Abu Dhabi and Dubai

A Kuwaiti-owned company is planning to roll out a global expansion of the Yotel “pod” hotels over the next five years.

The announcement comes as the industry picks up worldwide and the company readies to open its US$300 million (Dh1.1 billion) Yotel property in New York‘s Times Square next year.

IFA Hotels and Resorts, which is the majority investor in Yotel, says the brand is looking at launching between about 30 and 40 of the hotels over the next five years.

Locations under consideration include Europe and the US, as well as Abu Dhabi and Dubai. The idea behind the design of the rooms is inspired by a combination of the Japanese “capsule” hotels and first-class airline cabins.

Simon Woodroffe, the founder of YO Sushi, the conveyor belt sushi bar chain, co-founded the Yotel brand.

“Our plans are global for Yotel, so we are currently in conversations on a number of further projects in Europe, both in airports and in city centre locations, and we are in early conversations with potential partners in the Americas,” said Joe Sita, the president of IFA Hotel Investments.

“Further afield, we are very keen to move into China and into the rest of Asia.” Yotel signed a memorandum of understanding with Abu Dhabi National Hotels in 2008 to develop two hotels in the capital. These plans have been delayed by the economic downturn, but Mr Sita said talks were continuing.

“The Middle East is certainly still an area of strong interest for us,” Mr Sita said. “In Dubai we see a big market for it and we’re just looking for the right site.”

Qatar is another attractive option following its successful bid for the World Cup 2022, he said.

With 669 rooms, the hotel in New York, which is owned by IFA and is being developed by Related Companies, is being touted as the largest hotel that will open in the city next year. It is expected to be completed in the first quarter of next year, with its opening scheduled for the second quarter.

It is part of a wider project that includes a theatre designed by the renowned architect Frank Gehry. Yotel has hotels open in London’s Heathrow, Gatwick and Amsterdam’s Schiphol airports.

The New York hotel will be its first property not based at an airport and as a result it will offer slightly larger but still compact rooms.

“Our timing has been quite good here. There are not very many other hotels opening next year. We’re hitting the market just as it’s really on the upswing.”

Yotel expects to charge between $200 a night and $250 in Times Square, significantly more than the rates at its airport properties, with the Heathrow Yotel typically charging between £40 (Dh231) and £50.

But Mr Sita said that was because the airport hotels were based on the model of a high turnover of guests, as passengers passing through the airport often book the rooms for just a few hours. “So at Heathrow for example we routinely run at 200 per cent occupancy.” The tiny rooms have electric beds that can be adjusted to be used as a sofa to make efficient use of the limited space.

“We position the Yotel as affordable luxury,” said Mr Sita. “We straddle the boutique hotel space, because we offer that level of finish, and the more budget brands.”

He said Yotel was looking for development and investment partners for its projects outside Europe in particular. “We will look for partners to roll out multiple units in those territories. We always believed it was necessary to put our money where our mouth is and show how successful the brand can be by investing our own money.

“That’s what we’ve done [in New York] and we’re confident that will be the catalyst for bringing in investor partners to help grow it throughout the US.”

Why pod hotels are so hot right now

SIZE doesn’t matter. At least that’s what hotels hope lodgers will think when they stay in their small, yet functional and affordable rooms.Tiny hotel rooms are popping up all over the world, with many reporting great success.

At The Jane, a tiny red-brick hotel overlooking America’s Hudson River in West Village, Manhattan’s ultra-bohemian neighbourhood, space is at a premium.

“In my room, I can turn around, and that’s about it,” said Kai Neuhaus, 33, of Germany.

With their wood panelling, velvet benches and Oriental carpets, most of the 150 rooms occupy just 50 square feet (4.6 square metres) and recalls boat cabins. A large mirror hangs on the wall to counter any claustrophobic feelings.

The century-old building, which long welcomed sailors then disadvantaged people, now attracts tourists the world over.

“But for two days in New York, it’s good enough: very well located, not too expensive, and I really use it just to sleep,” said Neuhaus, who chose to save on his lodging so he could better enjoy the city, with his hiking bag on his back.

Pod hotels can generate higher returns on real estate investment. And by their very nature, they’re not service oriented, so they have low requirements for staffing, explained Bjorn Hanson, dean of New York University’s Tisch Center for Hospitality.

“To the extend that pod rooms feature both low real estate costs and low payroll costs – which are the two biggest costs for hotels in NYC – they operate on a niche market which has extremely favourable economics,” he said.

The precursor to the trend was the Pod Hotel, which opened in 2007 amid the skyscrapers of Midtown Manhattan. This trendy spot offers 345 rooms, with sizes varying from 85 to 130 feet squared (eight to 12 metres squared) for $US89 ($92) to $US169 ($175) a night.

Their minimalist design recalls the interior of a plane, from stainless steel sinks embedded into the wall to lighted signals indicating whether the shared bathroom on the landing is free.

With an average occupancy of 93 per cent, the Pod’s success is such that it plans to open a second location near Grand Central Station in 2012.

As early as next spring, British chain Yotel plans to open at a new location on Times Square, complete with 669 “capsules” of less than 160 square feet (15 metres squared) for $US150 ($155) a night.

Already present at London’s Heathrow and Gatwick and Amsterdam airports, the British chain already proposes cabins inspired by Japan’s capsule hotels, complete with purple neon lighting and featuring a bed, retractable desk and shower.

These hotels promise “micro-luxury:” air conditioning, a safe, a flat-screen television and free Wi-Fi. The Jane also offers its clients a bathrobe and slippers.

“We don’t sell a bed, we sell a room,” said Pod Hotel managing director David Bernstein. “The atmosphere is much cleaner and more upscale than in a hostel. The size is really what makes them affordable.”

Pod hotels also offer shared common areas. At the Pod Hotel, guests can enjoy two terraces. Yotel features a lounge of over 19,400 square feet (1,800 metres squared).

At The Jane, where some 40 permanent residents still live, the sleek bar attracts a crowd of hipsters each weekend, offering clients a uniquely New York experience, at a bargain price.
